Information as of October 2026. Prices below are budgeting estimates, not current contractor quotes.
A new roof in the Sacramento area may cost $15,000 to $30,000, with smaller asphalt-shingle jobs around $10,000 to $15,000. Large roofs, steep slopes, tile, and extensive wood repairs can bring the total to $35,000 to $70,000 or more. For a standard asphalt-shingle replacement, budget $7 to $14 per square foot of roof area. Your price depends on the measured roof area, materials, access, and repairs needed after the old roofing comes off. Cost by roof size
The following ranges assume an asphalt-shingle tear-off and replacement with one existing layer and no major wood repairs:
- 1,200-square-foot roof: about $8,500–$17,000.
- 1,500-square-foot roof: about $10,500–$21,000.
- 2,000-square-foot roof: about $14,000–$28,000.
- 2,500-square-foot roof: about $17,500–$35,000.
- 3,000-square-foot roof: about $21,000–$42,000.
Roof area is different from living area. Slope, garages, overhangs, and covered patios affect the measurement. One roofing “square” equals 100 square feet; a 2,000-square-foot roof is 20 squares before extra material for cuts and waste. These ranges generally include removal, standard underlayment, shingles, basic flashing, labor, cleanup, and disposal. Ask the contractor to list what is included. Major decking repairs, solar removal, and difficult access can cost extra.

Cost by roofing material
Approximate installed replacement costs per square foot of roof area:
- Architectural asphalt shingles: $7–$14. Designer shingles and upgraded accessories can cost more.
- Metal: $12–$25. Panel type, attachments, and roof shape affect the price.
- Concrete or clay tile: $14–$30 or more. Tile removal, underlayment, and any required structural changes add labor.
- Low-slope or flat roofing: $9–$18. The price depends on the membrane, drainage, flashing, and rooftop equipment.
For a tile roof, ask whether the price includes new tile or reusing the existing tile with new underlayment.
Why Sacramento-area roof estimates vary
Two homes in the Sacramento area can have different replacement costs even if their living areas are similar. Roof slope, layout, existing layers, and damaged wood affect the estimate. A smaller house with limited delivery space can cost more to reroof than a larger house with a simple roof and open driveway.
What can increase the estimate?
- Steep or complex roofs: Valleys, dormers, skylights, and multiple levels require more labor and flashing.
- Extra roofing layers: More material must be removed and disposed of.
- Damaged wood: Rotten decking, fascia, or framing requires repairs before new roofing is installed.
- Solar panels: Removal and reinstallation need to be included or quoted separately.
- Access: Tight lots and steep driveways can complicate deliveries and debris removal.
- Permits and required upgrades: Local requirements can affect materials, ventilation, and installation details.
Ask how hidden wood damage will be priced: per sheet, per linear foot, or through a written change order. Ask for photos of the damage and approve the added cost before repairs begin. Budget 10%–15% above the estimate for unexpected costs. For a $20,000 job, that means having $22,000–$23,000 available. The amount you need depends on the roof’s condition and what the contract already includes.
Repair, overlay, or replacement?
A roof repair may be enough when damage is limited and the surrounding roofing is still sound. Widespread wear, repeated leaks, or damaged decking may require replacement. A tear-off exposes the deck so damaged wood can be identified and repaired. An overlay places new roofing over an existing layer, leaving the deck covered. Before considering an overlay, ask the contractor to check the roof condition, manufacturer requirements, and local rules. If you are adding solar panels, have the roof inspected first. Replacing an aging roof before panel installation can avoid a separate removal and reinstallation expense later.
Permits and insurance
Ask the contractor to confirm permit requirements, cool-roof requirements, and fire-rating requirements for your address and list the costs in the estimate. Local resources include Sacramento County’s permit FAQs and Elk Grove’s reroofing permit guidance. If you are filing an insurance claim, ask your insurer what is covered, what deductible applies, and how much it will pay. Do not assume an aging roof qualifies for replacement coverage. For commercial properties, see when insurance may cover a roof replacement. The California Department of Insurance claims guide explains the claims process.
What to check in each estimate
Check that each contractor’s estimate lists:
- Measured roof area and number of layers to remove.
- Roofing brand and product, underlayment, flashing, and ventilation.
- Permit fees, inspections, delivery, disposal, and cleanup.
- Pricing and approval process for hidden wood repairs.
- Solar, gutters, and skylights: included or excluded.
- Installation schedule, payment terms, and written warranties.
- Contractor license, insurance, and references.
If one bid is much lower, check for missing items before accepting it.
How long does replacement take?
A standard asphalt-shingle replacement may take two to five working days once the crew, materials, and permits are ready. Larger roofs, structural repairs, solar removal, and rain can add days. Ask when the crew can start and how long the roof will take. For an estimate, see our roof replacement services and composition roofing options.
